My first project was Villa Flavia. It was an old stone house that needed complete renovation. A small new extension was added for the 4th bedroom and 4th bathroom. The Villas has a total of 160m2, plus a large covered terrace. Further there is a large private pool with a generous lounge area. On the top of the split level garden there is a BBQ area. The renovation started in January 2016, and finished August 2016.
Villa Bofina started as a small old stone house with great potential. The layout allowed keeping the original old stone house for the sleeping area and bathrooms and then build an extension for the kitchen/ living/ dinning area. All in all there are 4 bedrooms, 2 bathrooms on the 145m2. From the terrace you have view of the garden of 600m2 and the large private pool. On the enclosed grounds there is also a BBQ area, a covered sitting area next to the pool and private parking. The renovation started in September 2018 and is scheduled to finished in May 2019.
The owner’s wish is to have family villa, with specific ideas in regards to roof and general layout. The result will be to keep the old stone house and make a large new extension with low roof. The architectural planning has started. The villa will have around 150m2 with 4 bedrooms, 2/3 bathrooms, large balcony and large covered terrace. Open plan kitchen/ living/ dinning. The 500m2 large garden has private pool and parking area. The renovation is planned to start 2019 and to finished in 2019 / 2020.
A family of four from Belgian have for some time been searching for an ideal summer retreat for themselves and friends and family. BJ Concept managed to find them the prefect house within thier budget. Next step is now taking place, and an architect is working on the project which will have 4 bedrooms and 2 bathrooms. This old stone house will undertake a transformation keeping tradition mixed with modern. The large mature garden will host the private pool and parking.
For a Slovene couple we helped design, build and decorate a small Annex house. It’s on a larger plot with other family members houses, so it is used only to retreat back for own privacy. The small 49 m2 house consist of an open plan Kitchen / dining and living room, a bedroom and bathroom. Outside there is a covered nice terrasse and a perfect small shadow area.
We found an old pearl in Cepljani on a large plot, only 3 km from the Sea. This fantastic stonehouse will after renovation have large kitchen/ living and dining room. 3 large Bedrooms (sleeping 8 person), 2 bathrooms, plus extra WC. Naturally large pool, terrace, BBQ area and Gazebo. Depending on permissions, we plan to have Villa BaJa ready in 2022 and for first guest in 2023.

The Villa needs to be finished in the spring of 2022.

We found this property in a row of houses. Because of its location on a hill, in quite area not far from the sea, with its structure and layout we saw a great potential. The plan is to renovate it to a Villa with 4 bedrooms, 2 bathroom and extra toilet. A cozy living room and the large kitchen/ dining room looking out on the garden, pool and covered terrasse area. Renovation to start in October 2022 and finish for the rental season 2024.
An Austria couple asked us to help them with the exterior of their Villa. We assisted them with the design, execution of the pool, Konoba, Terrasse, Parking lot and garden. The works took 4 months and soon they are able to enjoy.
A Swiss owner asked us help him layout, and renovate in his town house in Visnjan. With a limited budget he would like a general facelift, simple style with 4 bathrooms and 4 bed rooms, a openfloor kitchen/ dining and additionally a small TV corner.
Start in October 2023 and expected to finish March 2024.
